The January 2026 housing market across Habersham, Rabun, and White counties reflected a slower start to the year compared to last January. While overall activity softened, the median sales price declined to $347,500, down 7.9% year-over-year, suggesting continued price sensitivity among buyers.

Inventory levels expanded to begin the year, with 263 new listings, a 20.1% increase compared to last year, and 666 active listings, up 23.8% year-over-year. Month-over-month, sales volume fell 31.3%, while units sold decreased 30.6%. The median sales price increased 2.2%, new listings rose 30.8%, and active listings dipped 5.9%, reflecting typical seasonal shifts entering the new year.
